How many neighbors (witnesses), lighted alley's, etc near said residence?

I ****ing hated being a Landlord. Last person before I sold my rental "left" without being able to take their ****. Dinner was still on the stove.

Andrei, Google "ARLTA" , the Arizona Residential Landlord Tenant Act. If you don't already have it, the manual can be downloaded and provides you with your legal remedies. I was taken to court by a tenant once and I easily won without an attorney. Don't spend any money until you have to.

There used to be something called the "Lawyer Referral Service".

They would direct you to an attorney that specialized in your area of need

I've found the easiest way to get a tenant to move out is to move in with them. But I always have me listed as a room mate to make it legal to do that. You'd be surprised at how fast people will leave once I start walking around nekked..
