I've just bought a new home. We need to have an addition added off the back of the house for a rec room.

Anybody out there in the remodel business?? Or maybe you can refer a contractor to me that you have used??

We got a quote from Legacy for our addition. They were expensive.... we decided to make the backyard livable for now. They start digging for the pool, spa, waterfall and firepit next week (blue stake is coming out today).

If you find one and they do a good job please post them up. We left room for the expansion in our backyard plans.

I got a quote for a another garage/shop built. $60 a sq/ft. That is outrageous if you ask me.

My brother owns You Call it Remodel and Repair. He is a General Contractor and has been busy since day 1. Give him a call and tell him you are with the Jeep club. He does good work, and has references. Karen (Dragonfly on this board) had a window put in one of her upstairs bedrooms by him.

$60 sqft is pretty average for a Basic garage. 24x24 would run you around $30K-35k Finished. Sure you could find it a little Cheaper but i doubt you would be happy with The Job. YOu have to remember most people are out there to Make a living.. I am a GC and i wish i had the Time to help you all out....I am Over Booked through X-mas right now and have Turned a way a lot of Really Great Jobs lately...If you want a Job done Right now with the houseing market the way it is you better be ready to PAY....


If you want to Save Money the Best way would be to do it all your self.... but then you are looking at

Architect Fees..... min $800-$1000 basic drawings
Permits-- depends on Sqft and City... but probably over $500
Concrete....24x24 with Footings Digging and setting forms $4000-$5000
Framing- 2x4 frame with Trusses and asphalt shingles 8 foot walls stucco exterior.$12K- $15K
Electrical- dependes if you do a upgraded panel or a brand new panel for just the Garage.. $2000-$4000
insulation $1000
Drywall.- $2500-$3000
Windows and Doors.- 8x8 garage door, 36" entry door and 1 window $1000

i am sure i missed alot of small items and if you wanted Block walls it would be more.... footings Concrete and all.

Add this all up and it is over $27000 add Tax and 15% contractor fee you are up over $30K.

Good luck. I don't have anyone to recommend.. none of them are as good as me anyways :D I have a few subs that could help you guys out if you decide to Contract it yourself

Do you know what the average square foot cost is for putting up a 60' x 40' kit steel building including slab and footings? We are looking at replacing our current workshop (a converted livestock barn) and we want to include an RV garage at one end. This project is a couple of years out.

Rick, with no offense to anyone in the trades here and not their fault, but prices here are insane. Question of supply and demand and right now the demand is out stripping the supply. That said, if all you want to do is add a rec room you can do that yourself. Sub out the concrete work and the roof work other than the trusses and sheathing and save about 1/4-1/3.

I've added bedrooms, bathrooms, second floors and put on roofs. I just finished completely redoing our home and put in a custom bath [tub and shower] and all new cabinets in the entire house. I did all the plumbing and the electric.

Just Do It!

My parents just has a 24'x24' garage built in their backyard for 18k in Prescott Valley. My parents didnt do anything but make sure the gate was unlocked for them :D . Don

Wife and I were talking about adding a 2nd story to our house, but we will have to get it approved by home owners, city of Chandler, etc...

Good thing my brother is a contractor, and I can do some of the work myself. I am thinking it would cost about $50,000 to add it doing it like this. A few others in a neighborhood across the street have paid $100,000 for their addition :eek:

If you get the current edition of Mother Earth News..Homes edition...it shows you how to build a one room cabin for $4000 and it gives you the plans on how to do it, it can be used as an addition or if you change the floor a garage. I know its not exactly what you are looking for but it gives you an idea of the real cost of materials, and with modifications you could use it in Arizona....
There are options, just a suggestion... :D
