Need gas line installed, possibly some water connections. Will need to get city inspector approval on gas line.

Gas line is approx 12' run.

Run cooper from H/C lines about 3' or less.

All work on first floor in garage NOT inside walls, all is exposed.

Weekend ok, if side job will pay cash. I am your helper. I can do all but the gas line and can do that but for code/inspection. But I NEED REAL plumber for warranty approval.

If you need it inspected by the City you are going to need a permit. The city inspectors won't inspect without a permit #. What exactly are you trying to get hooked up?

I am going to toss my old hot water heater and convert to a tankless one. This is NOT a complex job. Hook up hot/cold water and a gas line, then plug in the power cord into the 110 v wall unit. I have had 4 plumbers out here for estimates and one guy said he can do it in less than 4 hours and he will bill by the hour. The others want a fixed amount to do it ranging from $800 to $1600.

In my friggin mind I cannot see paying a guy $1600 to hook up the hot/cold and plug a power cord into the wall socket. The gas, well maybe a different story, but it is still ONLY a <12 foot run if they "T" off the main service and about a 3' run MAX if they used the existing gas line.

On the other hand (now that I have got my hands on the "install manual" for the tankless unit I am not sure I need to even have the city get involved!!!

I wouldn't bother with the city if I were you. Its pretty staight forward. Plumbers charge crazy price's especially for service work. I'll talk to my plumber tommorow and see if I can get you a deal. I'll just tell him its one of my jobs.

What about the gas line? That is my only concern, thought that had to be filed and approved by the city.

Technically you are supposed to pull a permit for anything. Its your choice. It usually ends up being more trouble than its worth. The important thing is to just make sure its done right. You may not be an expert on gas lines but you can tell it the guy is doing a good job or not. I talked to my plumber this morning and he said based on your description he would do the water and gas lines for $450. He did say that the flu pipe needs to go straight up and can't have any 45 degree angles or anything. If your old pipe is staight and 4" the new flu can be slid up inside of it. Let me know if you need me to set it up for you. He is a liscened plumber who is currenttly doing a 5000 square foot custom home for me.

It is easier than that ;-) The venting depends on what unit you buy. I THINK the indoor units vent up. But the indoor/outdoor units can vent up or horizontal. In this case I am going to mount it next to where the water heater is which is on an outside (garage) wall and do the horizontal venting.

The thing is a breeze to install. Several of the plumbers that bid opened their mouths and told me they could do the job in 3-4 hours and that due to my choice of units and location of existing water and gas this would be one of the "easiest tankless installs I have ever done"...of course after I got the bid I wanted to ask "then when are you charging $1200 bucks to install it?"

OK, tell your buddy, if he will haul off my old hot water heater he is on.

Yea, but didn't like it...too hot out here for that. It will heat the cold water as well. Gonna put it on e bay when I take it off.

Just wanted to make sure you knew it would defeat the purpose of a tankless unit by causing it to run constantly. Pumps can be used with tankless units, but the install is a little different.

Yea, knew that about tankless. The pump is a good idea I am guessing if you live where the ground level water temp is very cold for most of the year. But not here.

I love my recirculation pump. One of my favorite home mods. I HATE waiting for hot water in the shower! In the summer it's not such a big deal, but having instant hot water is great for cooking, dishes, clothes washer, etc.
