Alrighty, my girlfriend and I are starting to get the itch and get out of apartment life and into a house. Our apt. lease will be up at the end of March. We're kinda looking to stay in the Chandler area for now, but that may change.
Do any of you have some good experiences with some realtors or perhaps you are one yourself? She wants a 4 bedroom, but realistically, I think a 3 bedroom will more in our range. Preferably a house under 10 years old and NOT on a major road, and some type of grassy back yard for the kids, at least a 2 car garage, preferably 3. I'm kinda hoping to score a place that has a "motivated" seller, like something in foreclosure or just needs to get out now so I can get the most for my money.
I know there's a lot involved, but I just want to get started now instead of getting everything thrown at us at one time.

Good timing as it's a buyers market right now. And, since you're renting (month to month?) and don't have a home to sell in order to move, you can take your time and find the right home. It can also give you time to clean up any potential credit report issues which might affect the rate of your home loan.

If you think its a buyers market now you wait till all those three and five year interest only loans start coming due here in about 16 more months have you noticed you never see them on tv anymore and a year ago everyother commercial was for some kind of interest only loan prices here havnt even begun to drop the way they will in about another year n a half unless you just cant wait you might want to hold off just a little longer..just my .02 worth

Thanks to the replies and several PM's I've gotten already. I'll keep them handy, as I won't be calling probably for another couple months.
I believe house prices may be dropping over the next year or two, and unless I'm forced to wait, the girlfriend and I want out of the apt now. It was nice at first, but the recently moved in neighbors, our 4 and 5 year old kids, and our desire to still be "nocturnally active" (get your mind out of the gutter!)isn't mixing well. Plus, I feel rather constricted with apt. rules.
It's time to move on.

Another option might be to rent a house for a year while you look/wait. Downside would be having to move twice, although you could keep most stuff boxed up during the interim.

My wife can probably hook you up with a nice rental house if you'd like as well... you obviously already have several prospects for home sales so I figured I'd throw that one out. In addition she can get you prequalified for a house if you choose to use one of the other realtors when the time is right. May also be able to work out a deal where you can rent a pre-furnished rental house for a few months...

I am a Real Estate Agent. In this current market I would recommend a new build over resale and this is with one of my own homes for sale. They are by far the best bang for the buck now.
In developments that are closing out there are some screaming deals. We (a jeep club family and I) will be doing the paperwork Sunday on a place that is 2200 plus square feet 4 bed room 3 car garage on a 8500 square ft lot for $209,000. This one is on the north side of Queen Creek near Gilbert.
My most recent purchase had so many finincial incentives that it a real zero down with only $1500 out of pocket at closing and no payments for 45 days after that. I bought this one 4 months ago and was just able to get a $40,000 equidty loan on it because it appraised at that much more than I paid for it. This place is in Maricopa.
There are similar deals in other parts of the phoenix metro area.

PS The place I am selling is one acre horse zoned in Apache Junction with 3 bed room 2 car garage house. Complete remodel of electrical, kitchen, bathrooms, and floors, appliances included for $280,000.

My place in AJ is for sale again, and also for rent.
Purchse reduced to $239,500
Rent $1150 a month.
